A telecommunications operator will have a good command of the loca values of telecommunications sites in a given sector and will try to pay as little as possible. It is recommended that landowners seek the advice of commercial agents before entering into telecommunications location agreements to measure the market value to ensure that they are getting the current market price. „It appears that mobile operators are in the process of checking mobile phone sites following a series of mergers and cooperation agreements, and as such we have seen a number of telephone operators try to exercise break clauses and prematurely terminate leases.“ This is a complex legal area, and the leases should have been negotiated carefully from the outset to ensure that the landowner receives fair compensation.
